The collaboration shows how crowdlending can support more than residential development. In this case, mortgage-backed financing helped an operating healthcare business invest in infrastructure, medical technology and additional services.
The Holoss case in figures
- €875,714.79 in principal raised
- Seven campaigns financed through stock.estate
- Contractual terms of 18 and 24 months
- Original maturities between 22 May 2027 and 19 February 2028
- Monthly interest payments under the terms of each campaign
- Real-estate mortgage security
- Early closure of all seven financing rounds
The principal consists of the amounts actually funded through the seven campaigns. The final settlement also reflects the interest due under the loan documents up to the effective repayment date.
From Centrul Medical Maria to Holoss
Holoss is a healthcare development project initiated by OLD CARE ANGEL SRL, the company operating under the Centrul Medical Maria brand. Its purpose is to expand and diversify existing medical services through investment in infrastructure and technology.
Centrul Medical Maria has operated continuously since 2011. It began as a long-term elderly care facility and subsequently developed into a private hospital with several medical specialities.
In 2013, the company opened a 30-bed neurological rehabilitation ward. Two further 30-bed wards, for chronic psychiatry and palliative care, followed in 2015. The operator has an active contract with Romania's National Health Insurance House, with revenue generated through public reimbursements and patient co-payments.
According to the public campaign information, the company reported:
- turnover of €1.088 million and net profit of €265,000 in 2023
- turnover of approximately €1.75 million and profit of approximately €300,000 in 2024
- total assets of approximately €6 million
First stage: completing and launching Holoss
The first Holoss Brașov campaign supported the completion and launch of the healthcare project. The financing was secured by a mortgage over land in Sânpetru, Brașov County, valued at €500,000.
The Centrul Medical Maria building had already been constructed on the land. The campaign documents estimated the building's value at €3.7 million and stated that its registration in the land book was in progress at that time.
Holoss Brașov raised €214,338.70, with a 24-month contractual term and an original maturity of 22 May 2027. Holoss Brașov II raised a further €123,946.03.
Second stage: outpatient clinic and medical imaging
Subsequent rounds supported the development of Centrul Medical Maria and the integration of additional services within Holoss.
According to the Centrul Medical Maria by Holoss Group IV campaign page, the project included an integrated outpatient clinic and a modern medical imaging centre.
The planned use of funds covered:
- completion of the medical imaging centre
- purchase and installation of a CT scanner
- preparation of dedicated medical spaces
- five consultation rooms
- treatment and infusion areas
- integration of the new clinic into the Centrul Medical Maria and Holoss infrastructure
The consultation rooms were planned for internal medicine and cardiology, functional diagnostics and imaging, surgery and gynaecology, neurology and psychiatry. The new infrastructure was designed for inpatients, outpatients and Holoss subscribers, while bringing previously outsourced medical services in-house.

Why stock.estate was part of the funding mix
For a healthcare project under development, timing matters. Fit-out work, equipment purchases and service launches require capital to be available when each implementation stage is ready.
Ana-Maria Bobariu, administrator of OLD CARE ANGEL SRL, identifies rapid access to capital as the principal advantage of the collaboration. The successive rounds allowed the company to match financing with specific stages of the project, while knowing the cost, term and security structure of each loan from the outset.
The financing through stock.estate complemented rather than universally replaced bank lending, shareholder capital or other sources. It gave the company an additional instrument for defined investments and deadlines without requiring the transfer of an equity stake.
Six reasons the financing structure worked for Holoss
1. Rapid access to capital
Funds could be raised in line with the investment schedule, helping the company coordinate medical fit-out, equipment and service launches.
2. Financing in stages
The seven rounds followed the project's progression, from completing Holoss to developing the clinic, imaging centre and related medical infrastructure.
3. A complementary source of funding
Crowdlending could sit alongside shareholder capital, bank facilities and other financing sources rather than relying on a single provider.
4. Financing an operating business
The capital supported the expansion of a healthcare operator active since 2011, rather than the launch of an entirely new greenfield operation.
5. Terms defined from the outset
Each campaign documented its amount, duration, cost and security structure, enabling the obligations to be incorporated into the company's financial planning.
6. A public financing and repayment record
The seven campaigns, followed by early repayment, create a visible record of the relationship between the borrower, the platform and investors.
Crowdlending for the real economy
The Holoss case broadens the discussion about how crowdlending can be used. Although the loans were backed by real-estate security, the economic purpose of the capital was to expand the commercial and operating capacity of a healthcare provider.
A property can provide security while the financing supports equipment, medical rooms, technology and new services. In this case, the investment was intended to help the company serve more patients and bring additional services into its own infrastructure.
The early closure of the seven rounds completes the financing cycle: capital was raised, deployed in defined development stages and returned before maturities that extended to February 2028.
For the borrower, the result builds a financing and repayment history. For investors, it returns capital earlier than the original contractual schedule. For the market, it provides a concrete example of crowdlending supporting an operating commercial business beyond residential real estate.
