The stock.estate mission

Launched in 2024, stock.estate is a real estate crowdfunding platform that connects investors with secured real estate lending projects and opportunities. Through a 100% digital process regulated by the Romanian ASF under Regulation (EU) 2020/1503 on European crowdfunding service providers (ECSP), we aim to democratise access to an authorised framework for real estate investment portfolios. The stock.estate product is built for investors who want more than passive exposure to the local or international real estate market: investments with net annual returns, beyond owning a property directly. Every listed project goes through a structured review, with notarised documentation published on each active campaign. Clear investments, net annual returns, transparent documentation and the guarantees specific to each campaign support an informed decision to invest through stock.estate.

Long-term vision

We are building stock.estate to grow a well-informed community and a real estate investment ecosystem connected to the whole European market. We are the first real estate crowdfunding platform authorised by the ASF in Romania, with more than 100 fully funded projects. The trust our clients have placed in us commits us to keep growing the investment portfolio steadily and to build a secure technology platform across the entire value chain.

With our ASF licence, valid in every EU member state and listed in the ESMA register, we aim to expand the real estate investment ecosystem. Investors from Romania and the 27 member states already benefit from a diversified portfolio of projects with net annual returns between 10% and 16%.

Regulation

We operate under ASF authorisation and supervision, in line with Regulation (EU) 2020/1503 (ECSP). Investor funds are held in segregated accounts at BCR, every campaign has a Key Investment Information Sheet (KIIS), and non-sophisticated investors have a 4-day reflection period to withdraw their order.

Transparency

We present documented information about campaigns, terms and risks so every investor can assess opportunities objectively, and we communicate potential and risks in a balanced way.

    Every listed opportunity offers at least 150% real estate collateral, registered as a mortgage in favour of investors and the amounts financed.

    The documents are notarised and published in every active campaign.

    Funds are segregated: stock.estate does not hold or manage them; they are administered independently by BCR (Erste Group). Your money is safe at every step.
